Know what your home is worth

Pricing starts with real data, not a hunch. We pull live sold comparables from the MLS — recent closings in your community, adjusted for square footage, condition, lot, water and golf views, and upgrades — to establish a defensible list price. Prep, repairs and staging

Buyers form an opinion in the first 30 seconds. Before listing we walk your home and prioritize the fixes that actually move the needle — fresh paint, decluttering, minor repairs, curb appeal — versus the ones that don't pay back. Professional photography, and where it fits, twilight shots and drone, are included; in Florida, water and golf-course views photograph best in the right light.

Pricing strategy & market timing

We position your list price against current inventory and days-on-market in your specific community, not the county at large. Depending on demand we'll recommend pricing at, slightly below, or above recent comps to drive the right activity — sometimes a strategic price point generates competing offers. Inspection & appraisal

Florida buyers typically order a home inspection and, for financed purchases, a 4-point and wind-mitigation inspection that affect their insurance. We help you anticipate likely findings, respond to repair requests strategically, and prepare for the lender's appraisal so a low value doesn't derail the deal.

Closing costs & your net

We give you a clear seller net sheet up front so there are no surprises: typical Florida seller costs include the owner's title policy and settlement fees (often seller-paid in this region), documentary stamp tax on the deed, prorated property taxes and HOA/CDD dues, any agreed concessions, and the brokerage commission. You'll know your estimated proceeds before you accept an offer.
